Stamp Duty and Registration Charges in Delhi

On property purchases in the National Capital of Delhi, home buyers have to pay Stamp Duty and Registration Charges at the time of property registration. However, with an aim to increase home ownership, Stamp Duty in Delhi is kept lower for women buyers.

The Registration Act of 1908 makes it necessary upon the buyer of a property to pay Stamp Duty at the time of property registration. Through the registration process, the ownership of a property is transferred in the name of the new buyer from the old, in the government records. Unless a property is registered in the name of the buyer, he/she will not be able to prove his/her ownership of the asset in the Court of Law.

Irrespective of their gender, all property buyers in Delhi have to pay 1% of the Transaction Value + Rs. 500/- as the Registration Charges, along with the Stamp Duty, at the time of registration of the Sale Deed. So, effectively a man buying and registering a property in the National Capital will have to pay 7% of the property cost during the registration, while a woman will pay 5% of the value. In case a house is being registered jointly in the name of a man and a woman, they will have to pay 6% of the property cost during the time of registration, and not to forget the additional Rs. 1200/- in every case.

How to pay Stamp Duty in Delhi

 With the Government introducing E-Stamping, stamp duty has to be paid through E-Stamping in Delhi. So, there are no offline channels through which this duty could be paid. As the centre has appointed the Stock Holding Corporation of India Limited (SHCIL) as the agency responsible for the payment of Stamp Duty, and several Banks have entered into an Agreement with the (SHCIL) to offer E-Stamping facility. Further it is advisable to ask your Broker / Property Consultant or an expert Deed Writer to do all these jobs.

 

How to pay Registration Fees in Delhi

 Buyer will have to pay Registration Fee through Cheque/Demand Draft/Pay Order/RTGS or NEFT directly into account of Stock Holding Corporation of India Limited (SHCIL) as the agency responsible for the payment of Registration Fees. Further it is advisable to ask your Broker / Property Consultant or an expert Deed Writer to do all these jobs.

Documents required for property registration in Delhi

·       Sale Deed, duly typed on plain paper, supported by original E-Stamp Certificate / Paper with correct value of Stamp Duty.

·       Two Passport sized photographs of the Seller

·       Two Passport sized photographs of the Buyer

·       Self-Attested copy of Pan Card of the Seller

·       Self-Attested copy of Pan Card of the Buyer

·       Self-Attested copy of Passport or Aadhaar Card of the Seller

·       Self-Attested copy of Passport or Aadhaar Card of the Buyer

·       Both Seller and Buyer need to carry their original Pan Card, and Passport or Aadhaar Card.

·       Original Title Deed or Ownership Documents in favour of the Seller (with photocopy of the same).

·       E-Registration Fee Receipt in original

·       Copy of the latest paid Electric Bill of the property under sale.

·       Copy of the latest paid Water Bill of the property under sale.

·       Copy of the latest paid House Tax Receipt of the property under sale.
